Codata Factsheet | Le Mans (city centre 2025)

In October, our team of data-collectors conducted the annual census of the city centre of Le Mans. The city centre encompasses the shopping streets and the shopping centre Les Jacobins. Within the city centre, 700 locations have been studied, of which 651 are retail locations. Among the retail locations, 561 are occupied by shops.

Vacancy rate

After rising steadily between 2022 and 2024, the commercial vacancy rate in Le Mans city centre is now falling. Between the 2024 and 2025 censuses, commercial vacancy fell from 11.6% to 11.5%.

In 2025, the percentage of shops stands at 39.2%, compared with 39.4% in 2024.

Evolution of activities: top 3 most represented activities

At the very top of the list of the most represented sectors in the city centre is ‘Perfumes-Beauty-Body care’ with 103 occupied shops (representing 18.4% of commercial space).

This sector is closely followed by ‘Cafés-Hotels-Restaurants’ in second place, with 102 establishments representing an occupancy rate of 18.2%.

Finally, ‘Clothing’ rounds out the top three with 89 locations and an occupancy rate of 15.9%.
