Codata Factsheet | Douai (city centre 2025)

In Novembre 2025, our team of data-collectors conducted the annual census of the city centre of Douai. The city centre encompasses the shopping streets. Within the city centre, 572 locations have been studied, of which 500 are retail locations. Among the retail locations, 366 are occupied by shops.

Vacancy rate

Between the 2024 and 2025 censuses, commercial vacancy went from 22.6% to 23.7% in Douai.

Retailers’ occupancy rate

In 2025, the percentage of shops stands at 34.7%, compared with 35.4% in 2024.

Evolution of activities: top 3 most represented activities

The most represented sector in the city centre is “Services,” with 104 occupied locations (representing 28.4% of commercial space).

In second place are “Cafés-Hotels-Restaurants”, with 69 establishments, representing an occupancy rate of 18.9%.

Finally, the “Perfumes-Beauty-Body care” sector rounds out the top three, with 67 stores and an occupancy rate of 18.3%.
