Codata Factsheet | Mont-de-Marsan (city centre 2025)
Last June, our team of data-collectors conducted the annual census of the city centre of Mont-de-Marsan. The city centre encompasses 453 locations, of which 375 are retail locations. Among the retail locations, 299 are occupied by shops.
Each month, Codata selects a city centre that has been recently studied by our team of data-collectors to share the latest trends observed on site.
Vacancy rate
The 2025 census reveals a reduction in the number of vacant units for the first time since 2023. Commercial vacancy rates have decreased by one percentage point in the city centre, falling from 18.3% in 2024 to 17.3% in 2025.
Retailers’ occupancy rate
In 2025, the percentage of retail units occupied by retailers decreased. It stands at 26.1%, down from 27.4% in 2024.

- Retailers who opened in the city centre: Amplifon, Orpi, Phox
Evolution of activities: top 3 most represented activities
Services remain by far the most common type of business in the city centre, occupying 83 locations (27.8% of commercial space).
In second place with 58 establishments, “Cafés-Hotels-Restaurants” account for 19.4% of businesses.
The “Perfumes-Beauty-Body care” sector rounds out the top three with 54 stores, representing an occupancy rate of 18.1%.
