Codata Factsheet | Vincennes (city centre 2025)
Last May, our team of data-collectors conducted the annual census of the city centre of Vincennes. The city centre encompasses 575 locations, of which 504 are retail locations. Among the retail locations, 473 are occupied by shops.

Vacancy rate
Relatively low compared to the national average, the vacancy rate in Vincennes is decreasing. It stands at 3.6% in 2025 compared to 3.7% in 2024. Vacancy is decreasing for the second year running.
Retailers’ occupancy rate
Since 2020, the occupancy rate of retailers has been increasing in the city centre. In 2025, retailers occupy 38.7% of shops, while in 2024 they occupied 37.5%.
Among the retailers that have opened in Vincennes city centre are Ixina, Le Petit Souk and Subway.
Evolution of activities
“Services” remain the sector with the highest occupancy rate in the city centre. This rate has reached 18.8% (89 locations).
With an occupancy rate of 16.3% (i.e. 77 establishments), “Food’ and ‘Cafés-Hotels-Restaurants” share second place on the podium.
Despite a decline in the number of shops occupied, the “Perfumes-Beauty-Body care” activity maintains its third position and represents 15.6% of the shops in city town centre (i.e. 74 shops in 2025 compared with 77 in 2024).
