Codata Factsheet | Enghien-les-Bains (city centre 2025)

Last August, our team of data-collectors conducted the annual census of the city centre of Enghien-les-Bains. The city centre encompasses 355 locations, of which 315 are retail locations. Among the retail locations, 271 are occupied by shops. 

Each month, Codata selects a city centre that has been recently studied by our team of data-collectors to share the latest trends observed on site.

Vacancy rate

The 2025 census reveals a further increase in the vacancy rate in the city centre of Enghien-les-Bains. Between the 2024 and 2025 censuses, commercial vacancy rose from 9.9% to 11.4%.

Retailers’ occupancy rate

In 2025, the percentage of shops occupied by retailers fell slightly. It stands at 35.1%, compared with 35.3% in 2024.

  • Retailers who left the city centre:
    • CIC, COMPTOIR DES COTONNIERS, FONCIA, NINA KAUFMANN, NYSA, UNIVAIRMER
  • Retailers who opened in the city centre:
    • CARREFOUR EXPRESS, DREAMS DONUTS, FAMILLE MARY, MR.BRICOLAGE

Evolution of activities: top 3 most represented activities

“Services” remain the most represented activity in the city centre, with 61 occupied retail units (representing 22.5% of commercial offer).

In second place, with 56 shops, ‘Perfume-Beaut-Body care’ accounts for 20.7% of shops.

Finally, ‘Cafés-Hotels-Restaurants’ round off the top three with 40 establishments, representing an occupancy rate of 14.8%.
