Codata Factsheet | Valence (city centre 2025)

Last February, our team of data-collectors conducted the annual census of the city centre of Valence (FR). The city centre encompasses 613 locations, of which 568 are retail locations. Among the retail locations, 488 are occupied by shops.

Each month, Codata selects a city centre that has been recently studied by our team of data-collectors in order to share the latest trends observed on site.

Vacancy rate

While the vacancy rate has been stable since 2021, it rose significantly between 2024 and 2025. The proportion of vacant units rose from 9.5% to 12.1%.

Retailers’ occupancy rate

The percentage of shops occupied by retailers stands at 33.8% in 2025. Whereas the rate was 35.2% in 2024.

Retailers opening in the city centre in 2025 include, Bagelstein, La Casa de las Carcasas and Sud Express.

Evolution of activities

The ‘Café-Hotel-Restaurant’ activity continues to rank as the sector with the highest occupancy rate in the city centre. This rate has reached 21.3% (104 establishments).

Despite a decline in the number of locations occupied, ‘Clothing’ remains in second place and occupies 17.2% of the shops (i.e. 84 shops in 2025 compared with 94 in 2024).

Finally, ‘Perfumes – Beauty – Body care’ closes the Top 3 with 16.4% occupancy (i.e. 80 occupied locations).
